Standard Assessment Procedure (SAP) calculations are necessary to demonstrate that your property is compliant with either Part L1A (new builds) or Part L1B (change of use to create a new dwelling or overglazed extensions) of the Building Regulations.
The Simplified Building Energy Model (SBEM) is used to assess whether buildings meet carbon targets, minimum fabric benchmarks and standards for the building’s services under Part L2A or L2B of the Building Regulations.
Thermal modelling is also known as Dynamic Simulation Modelling (DSM). These calculations are much more detailed than SBEM.

To receive planning consent, many local authorities now require a planning application to include an Energy Statement (also known as an Energy Strategy or Energy Report).
London is trying to lead the way in reducing carbon emission targets beyond Part L standards.
Many local authorities require a site-specific Sustainability Statement. We ensure that the Sustainability Statement that you receive will comply with the particular requirements.

OUR OVERHEATING ASSESSMENT SERVICES

The 2021 Building Regulations require that all new dwellings have an overheating assessment performed on them to demonstrate Part O compliance.
TM59 calculations use thermal modelling to assess the overheating risk of a dwelling. They allow a wide range of building types to be modelled and analysed while being able to assess the likely internal temperatures for a variety of weather conditions.
To ensure that non-domestic buildings will not overheat, TM52 thermal modelling calculations can be completed, which allow designs of any size or complexity to be analysed.

Air Pressure Testing (also known as air permeability, air leakage, air integrity or air infiltration testing) is required by SAP and SBEM calculations for new buildings to establish the heat losses associated with airflow.
Sound testing must be carried out in order to assess whether the building meets the minimum sound insulation targets as set out in Part E  of the Building Regulations.
To prove to Building Control that your domestic ventilation system has been specified, installed and commissioned in line with Part F of the Building Regulations, the flow rate must be measured using specialist equipment.

An EPC is an official document that demonstrates how energy efficient a building is. This information is displayed graphically, on a scale from A+ (best) to G (worst).
If you are selling or renting out a property then you are required by law to provide a domestic EPC. It contains information about a property’s energy use and typical energy costs.
Water Efficiency Calculations demonstrate that your domestic property is compliant with Part G of the Building Regulations.
